Storage auctions can be exciting, but they are definitely not our favorite part of the business!

 

Popular television shows like A&E’s “Storage Wars” have brought much more awareness to storage auctions.  We thought we’d shed some light on what they are, why they occur, and how they work.

 

Every state has a Lien Law specific to the storage industry.  These laws dictate how self storage facility owners and managers should handle past due accounts.  When someone rents space at a storage facility, fills it with their personal belongings, and then stops paying their monthly rent, we do everything we can to reach them, connect with them, and help them get the account caught up.  Unfortunately, if they still haven’t paid after months, their belongings will be listed for sale at one of our public storage auctions in Albany.

 

The storage auctions are held at storage facilities, and anyone in the public is welcome to bid on the units for sale.  The unit locks are cut prior to auction, briefly inventoried (just what we can see from outside the unit), and then relocked and sealed shut until the auction begins.  The storage units are sold at auction as a whole, meaning bidders are buying every single item in the unit.  The winning bidder usually has 24-48 hours to clear everything out of the space and remove it from the property, or they can choose to rent the storage space.
